Preparation of unique, personalized architectural design documentation

based on quotation

There are several types of architectural design. It can be private, hospitality, commercial, logistical, or industrial in nature, and we also include more specialized areas such as public buildings, sports facilities, and cultural buildings. The goal in these cases is always functionality, value preservation, and sustainability.

The design process begins with the birth of the idea and the formulation of the project. Here, we define the goal, the client’s needs, and the function of the building. This is followed by getting to know, surveying, and examining the selected plot/building. If a geodetic survey has not yet been completed, it will take place at this stage. The characteristics of the site, its orientation, and its environment are also essential factors when starting the design. This is followed by conceptual design and the preliminary plan, which is based on initial investigations and ideas. The concept already includes the layout and the first visual plans of the building’s mass. After the client’s approval, the permit plan is prepared, which contains the documentation necessary for obtaining the official building permit. At this stage, the specialized plans are also important. The execution plan documentation follows after obtaining the building permit; this documentation contains all the detailed information necessary for the precise execution of the construction. During the construction, the architect can check the full compliance with the plans.

The architectural documentation includes the following (architect’s execution plan section):

◌ Site plan, scale 1:500

◌ Floor plans, scale 1:100

◌ Sections, scale 1:100

◌ Elevations, scale 1:100

◌ Detail drawings (execution plan), scale 1:10

◌ Calculations (building density, green area, and building height calculations)

◌ Visualization plans, BIMx model

◌ Architectural technical description (technical description, design program, statistical data sheet)

The following specialized descriptions are required depending on the nature of the building:

◌ Structural engineering technical description and calculations

◌ Building services engineering technical description and energy analysis

◌ Electrical engineering technical description

◌ Geotechnical expert opinion

◌ Fire protection technical description

◌ Road authority approval

◌ Urban design opinion

what does the process look like

Architectural design in three steps

1

Preparations and Goals

Define the goals, style, and size of your house, and create a realistic budget. Choose a suitable plot and find a reliable designer to work with.
2

Design and Permits

Collaborating with the designer, you will develop the plans in detail, taking into account the characteristics of the plot and the budget. After the plans are completed, start obtaining the building permits from the local authorities.
3

Construction and Communication

Once you have obtained the permits, construction can begin. It is important to maintain constant communication with the contractor and to monitor the work to ensure that things are progressing according to plan.
